House Moving in Schenectady and the Capital Region

A house carries far more than an apartment ever asks of a crew, and that is exactly what the Hanley family plans around. There is a garage packed wall to wall, a basement and mudroom loaded with the things that never made it back upstairs, a backyard shed full of tools and seasonal gear, and bedrooms waiting two flights up. We bring a truck sized to your actual home, W-2 hands who do this every week, and a room-by-room plan written before the first box leaves the house. Joe and the crew show up treating your household as the only job on the calendar that day, because that is how we run an honest local company.

How Move Day Actually Unfolds

Our crew starts by walking through every room with you so nothing gets missed. The largest and heaviest pieces get spotted right away: dressers, king beds, dining tables, gun safes, sectionals. Bed frames and table legs come apart, ride wrapped in quilted pads, and go back together at the new address. Anything fragile gets sealed in shrink film before it moves. Your clothes stay on the hanger and travel standing up in wardrobe boxes, so closets unpack in minutes instead of an afternoon.

When a home runs four bedrooms or more, we add hands and a second truck so the work wraps before early winter dark sets in or an afternoon snow band rolls through. A typical Capital Region house move runs four to eight hours, depending on size, floor plan, and distance. A two-story in the Stockade with steep old stairs naturally takes longer than a single-level Niskayuna ranch, and that difference is already accounted for in the flat written rate you get up front. No clock starts ticking against you partway through.

The Capital Region Homes We Load Most

We know the housing stock here because our crews grew up in it. The Stockade and GE Realty Plot bring narrow, steep staircases. Albany’s Center Square and Pine Hills hand us brownstones and row houses, and Troy adds its brick townhouses with tight stairs that test any mover. On the other side are the newer HOA builds in Clifton Park, Malta, and Ballston Spa, where wide driveways and attached garages make the day faster. The Niskayuna, Guilderland, and Colonie ranches, colonials, and split-levels are the bread and butter of what we move. Downtown high-rise condos send us the specialty pieces that need real care: an upright or baby grand piano, a heavy gun safe, a fragile antique hutch.

What a House Move Costs

You get one flat written rate after we inventory the home, either on-site or over video. There is no hourly meter, no fuel surcharge, and no surprise stair charge tacked on at the end. That number includes the crew, the truck, fuel, pads, shrink wrap, and standard disassembly and reassembly. Pricing starts around $380 to $620 for a studio or one-bedroom and climbs to roughly $4,640 for a four-bedroom with a full garage, basement, and shed. Before he commits to a figure, Joe maps the steep old Stockade stairwells, the downtown condo COI, the Saratoga County gate clearance, and the snow-and-ice access of a Capital Region winter, so the contract number is the number you pay.

They hauled off bulky trash I couldn't fit in my bins and styrofoam. Kind, capable guys with great communication. They said they donate everything that they're able to before sending it to the landfill. Highly recommend!

Mike and Dave were amazing. They showed up early, took excellent care of my items and property, and worked quickly. I had a lot of issues with the dispatch team and customer service, but the movers were awesome, and I had to leave a 5 star review for them.

Service FAQs

Common questions for this kind of move

How long does a house move take in the Capital Region?
Most two- and three-bedroom homes run about four to six hours, while a four-bedroom or a two-story house usually lands in the six-to-eight-hour range. In the colder months we plan the day so loading and unloading finish before early winter dark or an incoming snow band, and a steep older home with narrow stairs adds time we already build into your flat rate.
Do you move the garage and the shed too?
Yes. Our crew clears the garage, the basement and mudroom, the backyard shed, and any workshop right along with the house. The one exception is hazardous material: gasoline, propane, and paint thinner can't ride on a moving truck, so those need to travel in your own vehicle.
Can you handle big, heavy furniture and a safe?
That is everyday work for us. Dressers, king beds, dining tables, and sectionals get moved with dollies, straps, and proper rigging, and a gun safe is no different. Modular furniture, cribs, and beds are taken apart and reassembled at the new place with no hidden charge. Pianos are priced separately and simply: an upright runs $300 to $460 and a baby grand runs $540 to $840.
My home has steep stairs and multiple floors. Is that a problem?
Not at all. The stair carry is already in your flat rate, and we lay runners over carpet and hardwood to protect every step. The crew stages the heaviest items near the stairwell first and works in a steady order. We know the tight, freeze-thaw stairwells of the old Stockade and Center Square houses well and move through them carefully.
Do you do weekend moves?
We run Monday through Saturday, and Saturdays book up first, especially through the busy summer season, so it pays to reserve early. Sundays are available by request with an added fee.
